Woodmont Industrial Partners has filled more than half of a newly built facility in South Florida with a seven-year, 129,000-square-foot lease with an aircraft parts distributor and asset manager.
The Fairfield-based firm, which developed the building in partnership with the Butters Group, said Alaris Aerospace Systems is relocating to Corporate Logistics Center in Jupiter from nearby Pompano Beach. The tenant will use the space at 15791 Corporate Circle for general warehousing, distribution and related office operations, leveraging its 36-foot clear ceiling heights, 48 dock doors and ample car and trailer parking to support its complex aerospace and defense applications, while benefiting from its direct access to Palm Beach International Airport, the Port of Palm Beach and other key destinations in the region.
Yuri Quispe and Peter Johnson of JLL represented ownership in the transaction, while Lee Johnson of Florida Real Estate Growth Services represented the tenant.
“This lease reflects the continued demand for high-quality industrial product in South Florida, particularly from companies seeking scale, modern infrastructure and strategic access to major transportation networks,” said Anthony Amadeo, an executive vice president of Woodmont. “Our collaboration with the Butters Group is something we truly value as we appreciate the professionalism, integrity, and dedication they consistently bring. It is a privilege to work alongside such an outstanding partner, and we look forward to future endeavors together and we’re proud to support the region’s expanding role as a hub for innovation-driven industries.”
Located within the Palm Beach Park of Commerce, Corporate Logistics Center has 123,245 square feet of remaining available space for what the developers touted as a rare large-block opportunity in a supply-constrained South Florida industrial market. Alaris, for its part, joins a growing ecosystem of aerospace, logistics and advanced manufacturing companies operating within and around the park, which is also home to Cyient Defense Services, Element Materials and PSI Manufacturing Operations.
“We are continuing to see a tremendous amount of manufacturing activity centered around aerospace and defense coming into Palm Beach County,” said Malcolm Butters, president of Butters Group. “We feel that the Palm Beach Park of Commerce is well-suited to be able to accommodate many more users who are looking to relocate to South Florida.”
Woodmont Industrial Partners’ current portfolio totals more than 6.4 million square feet across New Jersey, Pennsylvania and Florida, including projects that are fully leased, available for occupancy, under construction or slated for renovation, according to a news release. In its home state of New Jersey, the firm’s recent activity includes a five-year, 96,000-square-foot lease at a new warehouse in South Amboy and the start of an office-to-industrial conversion project on a 30.6-acre site in Franklin Township.
