Dermody has inked two significant leases at a South Jersey industrial park, including an expansion by an ecommerce brand and a new commitment by a third-party logistics firm.
According to the developer, the undisclosed direct-to-consumer company initially occupied some 105,000 square feet at LogistiCenter at Carneys Point, Building 1, when it signed its initial deal in mid-2025. It has quickly expanded to the full 323,750-square-foot facility at 24 North Game Creek Road, reflecting the rapid growth of its national returns processing operations.
JLL Executive Managing Director Dean Torosian, vice chairmen Nate Demetsky and Larry Maister and Managing Director Matt Kemery represent ownership at the two-building, 587,750-square-foot campus just south of Interstate 295. Andrew Stypa of Lee & Associates represented the ecommerce customer in the initial deal, Dermody said, noting that the facility has a 36-foot clear ceiling height, 54 dock doors and ESFR fire suppression, providing the scale and throughput needed to support high-volume ecommerce operations.

LogistiCenter at Carneys Point offers the Class A specifications, strategic location and labor access that high-volume operations require, and we look forward to continuing to deliver that value for our customers across the region.”
In the second deal, Axion Logistics signed a full-building, 105,600-square-foot lease at 30 North Game Creek Road that began this past April, according to a news release. Dermody said the Pasadena, Texas-based 3PL firm — which serves the petrochemical, industrial engineering, procurement and construction and power generation sectors — will use LogistiCenter at Carneys Point to support receiving, storage and distribution of packaging materials, including plastic containers, steel drums and corrugated boxes.
Matt Kemery of JLL represented the tenant in the transaction, which leaves 158,400 square feet available for lease at Building 2 on a campus that spans Gloucester and Salem counties near the midpoint of the New York-Washington corridor. The site is roughly a mile from Exit 4 of Interstate 295 and 4.2 miles from Exit 1 of the New Jersey Turnpike, with access to the Delaware Memorial Bridge and Commodore Barry Bridge for tristate connectivity.
The site is also within a 45-minute drive of a labor force of more than 1.5 million workers, including about 83,000 transportation and warehouse employees.
