Jadian has secured another industrial outdoor storage property in New Jersey, acquiring a 5.2-acre site in Franklin Township under a deal arranged by CBRE.
Located in the township’s Somerset section, the parcel at 945 Route 27 has a functional outdoor parking and storage area as well as a maintenance facility and office building, according to a news release. Jadian IOS completed the deal after addressing zoning-related challenges, working in tandem with the seller and brokerage team, securing a variance and site plan approvals necessary to redevelop the property for continued outdoor storage use within the municipality.
CBRE’s Mark Silverman, Liam McGregor and Elli Klapper represented both parties in the deal. Terms were not disclosed.
“This transaction was a true testament to what’s possible when buyers, sellers and brokers work together with a shared goal,” Silverman said. “Navigating the zoning variance and site plan approval process in Franklin Township required creativity and patience from everyone at the table, and the result is a well-positioned addition to Jadian’s growing national IOS portfolio.”
According to the listing team, the site attracted significant interest through a competitive marketing process that generated multiple offers. But Jadian moved aggressively to secure the asset before the formal call-for-offers date, recognizing the property’s unique strategic advantages.
It’s now among the newest additions to the firm’s growing national portfolio of strategically located low-coverage properties situated within key corridors.
