A new two-building, 500-unit rental community in Jersey City is set to come online, marking a milestone for a major redevelopment plan alongside the iconic Liberty Science Center.
Alpine Residential, the residential property’s developer, announced Monday that preleasing for what’s known as AVIVA will begin in May. That will give prospective renters their first glimpse at the collection of homes ranging from studios to three-bedroom floorplans and upscale amenities, where they’ll overlook Liberty State Park and have views of the Manhattan skyline, New York Harbor and the Statue of Liberty.
The project at 189 Phillip St., which will welcome residents as soon as this summer, is also part of the emerging district known as SciTech Scity.
“AVIVA offers modern homes, premium amenities and a location that combines proximity to Liberty State Park with access via the nearby light rail to downtown Jersey City and Manhattan,” said William Rosato, managing partner of Alpine Residential. “We look forward to welcoming residents to this exciting new community.”

Designed by GRT Architects and Ismael Leyva Architects, the property consists of twin 12-story buildings connected by a one-story lobby base with 4,000 square feet of ground-floor retail, according to a news release. Residents and the public will have access to signature water garden atop the lobby, offering sweeping views of the harbor, while additional amenities for renters include a rooftop pool and lounge, grilling stations and landscaped gardens.
Inside the project is a fitness center with a HIIT studio, a coworking area with conference space, a demonstration kitchen, a playroom and a pet salon. Additional conveniences include concierge service, bike and storage facilities and on-site garage parking with electric vehicle charging stations.
Alpine added that some homes have private balconies or terraces.
South Oxford Management, the firm’s affiliated management company, will direct the leasing and management of AVIVA.
