Discount chain Amazing Savings has found a new logistics hub in New Jersey, leasing more than 173,000 square feet of industrial space in Mine Hill under a deal with Brookfield Properties.
The tenant broker, Resource Realty of Northern New Jersey, said the brand will occupy part of a newly completed, 393,335-square-foot building at 128 Iron Mountain Road. That will support a pivotal operational expansion for the retailer, a RRNNJ client for more than 20 years, in a facility that boasts a highly sustainable design and provides a more cost-effective footprint.
RRNNJ principals Tom Consiglio and Scott Peck represented Amazing Savings in the long-term, 173,475-square-foot lease at the Spring Brook Commerce Center. Lee & Associates’ Drew Maffey, along with Rick Marchisio, Will Ziegler, Joseph Komitor and Matt Esposito, represented Brookfield.

According to Resource Realty, which has advised the retailer through multiple market cycles, the deal follows a comprehensive site selection process that stretched from northern New Jersey through the New York’s competitive Hudson Valley markets. That included a rigorous evaluation by the brokerage team of regional transportation infrastructure, local labor pools and escalating building costs to ensure maximum bottom-line efficiency for the tenant.
Brookfield’s new 36-acre Spring Brook Commerce Center is just a half-mile from Route 46, five miles from Interstate 80 and seven miles from Route 10, according to a news release. That positions Amazing Savings to service the entire tristate region from a location that’s just 37 miles from Newark Liberty International Airport, 40 miles from Port Newark-Elizabeth and 43 miles from Manhattan.
“Securing this geographic position and a premier asset like Spring Brook Commerce Center is a major milestone for Amazing Savings,” said Consiglio, RRNNJ’s founding principal. “By looking beyond raw square footage and focusing on spatial volume, vertical capacity, environmental sustainability and prime Morris County highway access, we were able to deliver a real estate solution that favorably positions the company, its brand and products for efficient, scalable and exponential growth.”
Aligning with Brookfield Properties’ corporate commitment to achieve net zero carbon emissions by 2050, the center is fully certified on the U.S. Green Building Council’s Leadership in Energy and Environmental Design scale, the news release said. The building’s highly sustainable design delivers up to a 75 percent reduction in utility costs, offering Amazing Savings a highly efficient, cost-effective operational footprint.
Other features include eight-inch concrete floors, a 60 mil white TPO roof and abundant ESFR sprinklers, RRNNJ said. By leveraging the building’s 42-foot vertical volume and wide 58- by 48-foot column spacing, complete with 60-foot speed bays, Amazing Savings was able to arrange the intentional smaller-footprint lease while achieving over 25 percent greater operational capacity than a standard warehouse setup.
The company is also investing significant capital into the space, which will feature a state-of-the-art Very Narrow Aisle racking system to drastically maximize its pallet positions.
