AMS Acquisitions has broken ground on a project that will bring a new 100-unit, age-restricted apartment complex to a stretch of Route 9 in Monmouth County.
The Fort Lee-based developer on Tuesday announced its purchase of the Howell property, in partnership with Vector Group, where it’s planning four buildings and an amenity clubhouse, according to a news release. Construction is now underway at the 14-acre site at 6461 Route 9, with plans calling for a mix of one- and two-bedroom homes with high-end finishes and appliances.
AMS noted that the 116,800-square-foot project, which is slated for delivery in around 18 months, will serve renters 55 and older. Amenities will include a great room with a community kitchen and bar seating, a gym, a movement studio and a tenant lounge, along with outdoor spaces such as a pool, a lounge area and a patio with a fireplace and grilling area.
“With limited rental supply available in this market, this project is important in meeting the needs of downsizing seniors in the community,” said Rafi Mitnick, AMS’ co-head of acquisitions. “AMS intends for the development to be the premiere rental community for seniors in Monmouth County.”
The project follows AMS’ recent completion of a 96-unit rental property in East Brunswick, as the firm looks to expand its suburban multifamily development platform.
