An auto parts distributor and developer has leased 36,750 square feet at a Carlstadt industrial building, brokers with NAI James E. Hanson announced Thursday.
The real estate services firm represented Venus (NJ) Inc., the landlord at 80 Triangle Blvd., in the transaction with ISC Industries. The tenant, which has specialized in the global distribution of auto parts for 30 years, will use the property as its North American warehouse facility.
NAI James E. Hanson’s Tom Vetter and Jeff DeMagistris completed the assignment on behalf of the Teterboro-based firm, touting the building’s location eight miles from New York City and 15 miles from Port Newark-Elizabeth. The building also provides convenient access to highways such as the New Jersey Turnpike, Interstate 80 and routes 3, 17 and 46.
“With a wide range of industrial buildings and accessibility to New York City, Port Newark and major transportation arteries, Carlstadt continues to be one of the hottest towns in the Meadowlands submarket,” Vetter said. “For industrial owners, strong demand and limited supply has created a perfect opportunity to secure high-quality tenants at a premium dollar amount but has also created a significant level of competition within the submarket.
“Our team’s deep experience in the market allows us to provide both landlords and tenants with the counsel they require to successfully navigate what has become an ultra-competitive market.”
In addition to auto parts, ISC also develops hardware parts, lift supports, gas springs, ignition wire sets and steering and suspension products, according to a news release. Its new warehouse features two loading docks, roughly 17-foot ceiling heights, 5,000 square feet of office space and 25 parking spaces.
