An indoor pickleball venue is coming to the sprawling Bell Works campus in Holmdel, joining several other new additions to the property’s fast-growing tenant mix.
According to Inspired by Somerset Development, which owns and manages the 2 million-square-foot complex, the Jersey Pickleball Club will occupy 13,800 square feet on the lower level. It will be the brand’s inaugural location when it opens in mid-March, offering five professional courts, social areas, lockers and other features for pickleball enthusiasts, families, visitors and employees, catering to players of all levels with plans to host clinics, tournaments and community events at the Crawfords Corner Road property.
Meantime, Bell Works recently welcomed Mabel, a coastal European restaurant and bar, and an upscale barbershop known as Exclusive Cuts. Also opening at the office, retail, dining and hospitality campus are ARMR Studios, a modern martial arts and self-defense training business, and the luxury grooming and dog spa Peticures.

From pickleball courts to elevated dining and pet services, these additions reaffirm our commitment to creating a multifaceted destination.”
Zucker’s team noted that annual memberships for Jersey Pickleball Club are now available and range from $60 per month for individuals to $150 per month for families. There will also be an option for pay-per-play reservations.

Mabel, a 4,200-square-foot coastal European restaurant and bar by Chefs Laura Brahn and Grace Crossman, opened earlier this month as Bell Works’ first sit-down restaurant. That followed the September debut of Miznon Kosher, an internationally acclaimed fast-casual Mediterranean restaurant also located on The Block.
“The ever-evolving environment at Bell Works is the perfect setting for Mabel,” said chefs Laura Brahn and Grace Crossman. “We’re excited to have added a sit-down restaurant to the mix of dining options. We look forward to offering a unique dining experience to our guests at Bell Works for years to come!”
According to Inspired, Exclusive Cuts opened an 800-square-foot space last month, having attracted a roster of clients ranging from employees in the building to locals who are already familiar with the brand from its Matawan location.
“We’re excited to be part of the growing Bell Works community, a unique environment where a variety of retailers and companies can seamlessly come together under one roof,” said Robert Gentile, co-owner of Exclusive Cuts. “Bringing our barbershop to Bell Works has exceeded the expectations of current tenants and visitors alike, adding another layer of convenience to the already thriving ecosystem.”
ARMR Studios opened its 2,100-square-foot space in September, Bell Works said. The studio offers modern martial arts and self-defense training classes for all ages and skill levels, specializing in realistic techniques for everyday situations and disciplines such as Krav Maga, Muay Thai, Brazilian Jiu-Jitsu and boxing.

Also opening in September was Peticures, which occupies 900 square feet and offers premium pet care services, including grooming, massages, de-shedding and specialty treatments.
