Bergman Real Estate Group has leased more than 28,000 square feet at a Madison office building after completing deals with a law firm and an environmental engineering group.
According to the landlord, the new tenants at 7 Giralda Farms include Wilson Elser Moskowitz Edelman & Dicker LLP, an international practice with more than 900 attorneys in 41 offices across the U.S. and London. The firm is relocating to Madison from Florham Park.
Also leasing space at the building is BEM Systems Inc., an employee-owned consulting, engineering and information management firm that provides comprehensive environmental services to federal, state and local government agencies and commercial clients. The business is moving its headquarters to 7 Giralda from Chatham.
Cushman & Wakefield’s Josh Cohen, Bill Brown and Joseph Ratner represented Bergman in both deals. Gregg Najarian and Slava Vaynberg of Savills’ Rutherford office and Chris Tarzon of Savills’ Chicago office represented Wilson Elser, while Mark Twentyman of Kingsbridge Realty Advisors represented BEM Systems.

Wilson Elser and BEM Systems are the first tenants signed at 7 Giralda since Bergman acquired the 236,800-square-foot building in July 2021. They join a host of other tenants at the gated 310-acre, 1.15 million-square-foot Giralda Farms campus off Route 124, including Prudential Financial, LEO Pharma, AbbVie, Merck Animal Health and others.
Bergan has announced a series of improvements that will begin this month, including new finishes and furniture upgrades to the lobby, cafeteria, fitness center, restrooms and common areas. The Woodbridge-based firm also plans to add amenities such as a conference and training center, an employee lounge and game room, a bike share program, collaborative spaces and outdoor seating and landscaping enhancements.
“When we acquired 7 Giralda at 60 percent occupancy, we knew this was a uniquely special property located in one of the most beautiful office parks in all of New Jersey that was lacking modern improvements and amenities typically seen in Class A buildings of this quality,” said Michael Bergman, CEO and president of Bergman Real Estate Group.
The landlord has tapped Millburn-based architectural design firm Studio 1200, led by Sandee Markwith and Nancy Dougherty, to modernize the building interiors and spearhead the new amenity spaces.
