A joint venture has taken the wraps off a series of upgrades at a two-building, 172,000-square-foot office complex in Morris County, including a sleek new central amenity space.
Bergman Real Estate Group and its partner, Time Equities Inc., spent roughly $2 million to renovate and improve the property at 100-110 South Jefferson Road in Whippany. That includes the addition of new amenities and services to enhance the overall tenant experience, highlighted by a space known as The Quad at Jefferson Exchange, which has a modern lounge, a conference and training room and a fully furnished co-working space.
“We are excited to see our efforts over the past year come to life for our tenants — giving them access to high-end amenities that enhance their day-to-day work life,” said Michael Bergman, CEO and president of Bergman Real Estate Group. “Our goal was to improve the quality of life for our tenants at Jefferson Exchange by upgrading the common elements, and by introducing new amenities and services that provide a dynamic and comfortable work environment for companies and their employees.”
Interior renovations at the complex include lobby, corridor, restroom and café refurbishments, along with the addition of a new side entrance lobby at Building 100, according to a news release. Bergman, meantime, has added a fully equipped fitness center with a shower and locker room.
The Quad at Jefferson Exchange offers a 3,000-square-foot business lounge with comfortable seating, an entertainment area with billiards and ping pong tables, an espresso bar with a full-time barista and an art room to host workshops offered by local art instructors, the news release said. Directly connected to the lounge is 5,400 square feet comprising 13 fully furnished glass offices of varying sizes available for rent, as well as a private massage room and a nursing room.
“The modern worker wants flexibility, and The Quad at Jefferson Exchange offers exactly that,” Bergman said. “The co-working offices are ideal for freelancers, consultants, start-ups or small business who want to access our best-in-class amenities without committing to more space than they need, and who want flexibility of shorter lease term commitments.”
The Quad also encompasses an 1,800-square-foot conference and training room that can accommodate up to 64 people and offers flexible furniture configurations to facilitate conference table meetings, classroom training or auditorium-style seating. The room is equipped with an 80-inch monitor that offers both WiFi and hard wire connections.
Bergman also pointed to the addition of new artwork throughout the common areas of the buildings and The Quad, noting that Time Equities implements an “Art in Buildings” program throughout all of its properties across the country.
With the new features, ownership has sought to capitalize on a location that offers easy access to Interstate 287, 78 and 80, along with routes 24, 10, 46 and 202. The complex is close to hotels, banks and retail and is minutes from downtown Morristown.
