A developer is touting a surge in demand for a collection of million-dollar townhomes in West New York, part of a 13-story condominium building along the Hudson River waterfront.
Built by K. Hovnanian at Port Imperial Urban Renewal VI LLC, the project known as Nine on the Hudson is part of the still-growing cluster of upscale buildings along the Gold Coast. The builder recently expanded its offerings at the property by releasing 10 duplex townhomes inspired by New York City brownstones, only three of which remain.
“It’s been an unseasonably strong winter selling season at Nine on the Hudson in general, but the appeal of the townhomes has definitely resonated with buyers,” said Henry Song, community manager for Nine on the Hudson, which recently topped the 75 percent sold mark. “Offering two floors of well-appointed living space and a seamless connection to the building’s coveted lifestyle amenities, the townhomes have struck a chord with buyers who are drawn to an urban style of townhome living, but prefer the inherent advantages of new construction and hotel-style surroundings.”
Priced from $1.125 million, the remaining townhomes at Nine on the Hudson offer up to 1,807 square feet of living space across two levels, according to a news release. The units feature two- to four-bedroom layouts with private terraces, the developer said, noting that homes at the property benefit from a 20-year tax abatement program.
Surrounded by the waterfront Port Imperial neighborhood, Nine on the Hudson is close to shops, restaurants, parks and NY Waterway ferry service to Midtown and Lower Manhattan, the developer said. The building, which was designed by Marchetto Higgins Stieve Architects, boasts glass-enclosed condominiums and penthouses with high-end interiors.
The rest of the property offers a mix of one-, two- and three-bedroom condos, while residents have access to 40,000 square feet of indoor and outdoor amenity space, including a two-story fitness center with spa facilities, indoor and outdoor children’s play areas and co-working spaces. The developer also cited the neighborhood’s transportation options, including the Hudson-Bergen Light Rail and nearby ferry service to Midtown Manhattan.
