A wine and spirits store has leased 5,000 square feet at the base of Modera Lofts, a 366-unit luxury apartment building inside a historic brick warehouse in Jersey City.
Retail brokers with RKF announced the lease between the business, CoolVines, and developer Mill Creek Residential. The location at 350 Warren St. will be the upscale chain’s second store in the city, giving it a location just a few blocks from the Grove Street PATH Station and the Harborside light rail stop.
RKF Senior Managing Director Glenn Beyer and Senior Associate Robert Mackowski represented both parties in the deal.
“Jersey City is a thriving hub of dining, culture and retail in the New York metropolitan area,” Mackowski said. “CoolVines expanded into this market because of the success of its first Jersey City location, which is winning rave reviews for its selection of high-quality wines and spirits.
“CoolVines will thrive in the Powerhouse Arts District among the neighborhood’s ongoing redevelopment and appealing residential buildings.”
The lease comes two years after Mill Creek completed its conversion of the 500,000-square-foot former warehouse, which was built in 1904. In addition to the new lease in Jersey City, RKF said CoolVines has also commissioned a new store to open at 609 Broad St. in Newark, the site of the redeveloped Hahne & Co. building.
