A maker of ice melting products has sold an 80,000-square-foot industrial building in Middlesex County for more than $9 million, according to brokers with Bussel Realty Corp.
In a news release, the brokerage firm said it represented Dart Seasonal in its disposition of 4 American Way in Spotswood. The buyer, LPBS Corp., is an international manufacturer, reseller and retailer that will use the facility for distribution operations
BRC Senior Vice President Jordan Metz and Sales Associate Eric Koons completed the $9.2 million sale alongside Wellern Yu, the team’s marketing assistant.
“LPBS Corp. took advantage of the rare opportunity to purchase 15 acres of land and a prime industrial asset, situated in a market noted for being one of the most in demand in the US,” Koons said. “Historically low inventory levels in New Jersey propelled the e-commerce giant to close on the unrivaled Spotswood location and pristine building to better meet their explosive customer demand.”
According to BRC, Dart Seasonal Products manufacturers and distributes a full line of packaged and bulk ice melting products. Its now-former location in Spotswood is a short ride from routes 1 and 18, providing easy access to the New Jersey Turnpike.
The space has 16- to 24-foot ceiling heights, a 5,000-square-foot-office, four exterior and seven interior loading doors, among other features.
