A portfolio of 13 parcels in Union City is on the market for sale, brokers with The Kislak Co. Inc. said, touting it as a redevelopment opportunity along New Jersey’s booming Gold Coast.
According to the marketing team, the properties total roughly 2.25 acres and includes mostly contiguous parcels on Manhattan Avenue and Mountain Road on the cliffs of the Hudson Palisades. Managing Director Matt Weilheimer, Vice President Tom Scatuorchio and CEO Jason Pucci are leading the assignment, having been appointed by U.S. District Court for New Jersey, noting that the sites are in the Palisades Preservation Overlay District and are zoned for low-density residential underlay development and other uses.
The parcels include:
- 300 Mountain Road
- 302-304 Mountain Road
- 1414 Manhattan Ave.
- 1416 Manhattan Ave.
- 1502-1504 Manhattan Ave.
- 1506-1510 Manhattan Ave.
- 1512 Manhattan Ave.
- 1514-1516 Manhattan Ave.
- 1518 Manhattan Ave.
- Two additional parcels on Manhattan Avenue (block 185, lots 37 and 38)
- 286 Mountain Road
- 290 Mountain Road
“This is a unique and extraordinary opportunity for a developer to acquire a large tract of developable land with sweeping unobstructed views of Hoboken, the Hudson River and the Manhattan skyline,” Weilheimer said. “The ideal location is minutes from Hoboken, New Jersey Transit and PATH service, the New York Waterway ferry service and the Lincoln Tunnel.”
Located in northern Hudson County, Union City has a population of 69,000 across its 1.29 square miles, Kislak noted. The average household income is nearly $140,000 within one mile of the properties and $160,000 within three miles, with a host of new developments underway or recently completed nearby.
