A childcare center is expanding in uptown Hoboken with the completion of a nearly 7,100-square-foot lease with Ironstate Development, brokers with JLL announced.
The operator, Cresthill Academy, is an existing tenant at Ironstate’s mixed-use complex known The Shipyard. According to JLL, the center is taking 7,096 square feet of expansion space at the residential building known as North Constitution, located at 1300 Frank Sinatra Drive North, while continuing to occupy its original space at the adjacent 1330 Sinatra Drive North.
Ironstate Retail Commercial Manager Jesse Munoz and JLL Associate Blake Shanaphy represented ownership in the 15-year lease, while the tenant was represented in-house.
“Ironstate Development was able to provide Cresthill Academy with enough space to just about double its occupancy at The Shipyard,” Shanaphy said. “The larger premises space will allow the organization to offer a wider variety of products and services, and the contiguous space made this expansionary project very convenient for both tenant and landlord.
“Cresthill Academy is keeping the commercial grade kitchen that was part of McCloone’s Boathouse, the restaurant that previously occupied the new space. The childcare provider plans to provide healthy, precooked prepared meals for busy parents and children.”
Designed by DeWitt Tishman Architects LLP, the 13-story North Constitution was built in the late 1990s into the 2000s, JLL said. The multifamily property features 170 luxury condominiums within the landmark Shipyard project, which features views of the Hudson River, New York Harbor and the Manhattan skyline.
