A clinical trial company is expanding and relocating to a Warren office building under a lease with American Equity Partners, in a newly announced transaction by JLL.
According to the brokerage team, Amici Clinical Research is taking 6,402 square feet on the first floor of 10 Independence Blvd., a 120,528-square-foot property just north of Interstate 78. Ownership has completed a custom buildout for the tenant, creating an efficient and collaborative space that will enable Amici to conduct its work with participants in clinical trials for vaccines and new therapies.
JLL Managing Director Bob Ryan and Associate TJ Romano represented AEP as the building’s leasing agents. Larry Dickstein, CEO and president of Dickstein Real Estate Services, represented the tenant.

In announcing the deal, JLL said Amici is a division of the IMA Group’s network of integrated research sites specializing in clinical trials in multiple therapeutic areas. The company has expertise in fatty liver, cardiovascular, pulmonary and neurologic diseases as well as endocrinology, dermatology and vaccine studies, among the fastest-growing categories of clinical research today.
JLL noted that the operator is relocating and expanding from 34 East Somerset St. in Raritan Borough and will take occupancy next month. Its new home is part of a four-story office property built in 1988 and recently renovated by AEP, resulting in a redesigned, two-story atrium and upgraded common areas, restrooms and elevator cabs.
New amenities include a common conference space, an expansive tenant lounge with a game room and a fitness center, while electric vehicle charging stations have been installed within the 410-car exterior surface parking lot, according to a news release. Major tenants at 10 Independence Blvd. include pharmaceutical company Cipla USA Inc., Envision Pharma and wireless giant T-Mobile.
AEP is also constructing a new retail building at the site that will be anchored by Dunkin’ and is scheduled for completion in the second quarter of 2023.
