Firms that serve the health care and software industries are among the newest tenants at a 100,000-square-foot Lawrenceville office building, Colliers International said Wednesday.
The building, Crossroads Corporate Center, most recently added WellCare Health Plans Inc. as a tenant, Colliers said in a news release. The provider of government-sponsored managed care services leased 7,000 square feet in the building at 3150 Brunswick Pike.
Thomas Romano of Colliers’ Princeton office is the exclusive leasing agent for the property and represented the owner, Gilbane. Cushman & Wakefield’s Milton Charbonneau, Dave Johnson and Liz Osborne represented WellCare Health Plans.
Another tenant, Erwin Inc., took 3,000 square feet at the property, Colliers said. The company, which provides a data modeling solution for the software market, was represented by Cushman & Wakefield’s Curtis Foster and Jerry Shifrin.
All told, Crossroads Corporate Center has seen more than 34,000 square feet of leasing activity this year:
- CollaborationCore, which offers flexible workspaces for nonprofit organizations, leased 19,000 square feet;
- Lipocine, a specialty pharmaceutical company, leased 3,500 square feet;
- Kettler Management, a multifamily housing developer and manager, leased 1,700 square feet
The property sits at the junction of Route 1 and interstates 95 and 295, a location that Romano said is attractive to commuters coming north from Bucks County, Pennsylvania, or southern New Jersey. It is the first building off of the highway.
“Crossroads Corporate Center has attracted a diverse group of businesses seeking quality accommodations at competitive pricing,” said Romano who has represented ownership since 2001. “Class A rental rates have increased dramatically along the I-95/295 corridor in Mercer County, which is driving demand for A-minus and B-plus assets that offer significant savings of as much as 20 percent (to) 30 percent.
