With a major renovation set to begin, the owner of a 105,000-square-foot office building in Fairfield has hired Colliers International Group to oversee leasing at the property.
In a news release, Colliers said Belus Associates is planning work at 165 Passaic Ave. that will include adding a full-service café with seating, an updated lobby, commons areas, bathrooms and elevator cabs. Richard J. Madison, Jack Callahan and Ryan Haggerty, who are based in Colliers’ Parsippany office, are heading the exclusive leasing agency for the brokerage.
“As a private owner, Belus Associates has the freedom to exercise a high level of design creativity, and the result will distinguish this building,” Madison said in a prepared statement. “The changes are exciting for existing tenants at 165 Passaic Avenue and will improve the property’s competitive position.”
Companies at 165 Passaic Ave. benefit from high parking ratio, neighborhood amenities and highway access, the firm said. Madison added that the immediate market historically has attracted a mix of professional services providers and regional firms.
“Located in a long-popular niche market, this building offers direct access to Route 46, and interstates 80 and 280, just 30 miles from New York City,” Madison said. “It sits adjacent to Fairfield Airport, less than 25 miles to Newark Liberty International Airport. Nearby dining, recreation, fitness, retail and hospitality offerings add to its appeal.”
