A developer has plans for more than 750,000 square feet of new industrial space in Somerset County, touting a site that splits the difference between two major consumer destinations.
Brokers with CBRE say the builder, Industrial Realty Group, has broken ground on a two-phase distribution center project at 152 Route 206 in Hillsborough. Located 15 minutes from Interstate 78, the property is just over an hour from both Manhattan and Pennsylvania’s Lehigh Valley, a market that is increasingly popular among industrial builders and tenants.
The complex will be known as Midpoint Logistics Center, according to the CBRE brokerage team that is marketing the complex. Plans call for a first phase with segments of about 339,000 square feet and 171,560 square feet, which is slated for completion by July, followed by a second phase of 251,782 square feet.
The development will revive the site of a two-building complex that was destroyed by a fire in 2016. The property, known as Veterans Industrial Park, reportedly suffered more than $50 million in damages from a five-alarm blaze that closed schools and snarled traffic in the town.

Midpoint Logistics Center will have modern features such as 36-foot clear ceiling heights, 56 loading docks and six drive-in doors, CBRE said. The 80-acre property will also include parking for around 605 cars up to 189 trailer spaces, along with an outside storage section for 528 trailers and 532 car spaces, plus modern power and sprinkler systems.
Plans also call for the complex to be serviced by a double rail spur.
The CBRE team of Ben Shapiro, Mindy Lissner and William Waxman are overseeing leasing and marketing for Industrial Realty Group, a Los Angeles-based firm.
