The Albanese Organization, BXP and CrossHarbor Capital Partners have broken ground on a 670-unit multifamily project in Jersey City’s fast-growing SoHo West neighborhood.
The joint venture, which was announced in early March, is planning a spring 2028 delivery for the two-building, $400 million development at 290 Coles St. Construction is now underway at the 1.75-acre site, where plans call for towers of 14 and 21 stories with more than 60,000 square feet of amenity spaces and 13,000 square feet of street-level retail.
The firms joined Mayor Steven Fulop and other local officials on Thursday to mark the milestone.
“Breaking ground at 290 Coles reflects our continued belief in Jersey City as a great place to live and work and our commitment to helping shape its future in thoughtful and lasting ways,” said Chris Albanese, president of the Albanese Organization. “This project represents more than new housing — it’s a meaningful step in further establishing SoHo West as a vibrant, integrated community. We’re proud to partner with BXP and CrossHarbor to bring this vision to life.”
Bounded by Coles Street, Jersey Avenue and 16th and 17th streets, the buildings will join the SoHo West district named for its location just south of Hoboken, where thousands of new rental homes have helped reinvent a former industrial district. The MHS Architecture-designed project will include a six-level podium that connects the rentals, amenity spaces, structured parking and retail, while the larger tower will have a rooftop sky lounge and outdoor sky deck showcasing sweeping views of the Manhattan skyline.

Other amenities and social spaces will include expansive coworking areas, a fitness center, an outdoor pool, a golf simulator, a chef’s kitchen, a children’s playroom and a pet spa, according to a news release. Interiors, designed by Brooklyn-based Meshberg Group, will have a loft-inspired aesthetic that balances form, comfort, and utility.
K L Masters Construction Co. is managing the project, while additional members of the design team include ICOR Consulting Engineers, DeSimone Consulting Engineering and Dresdner Robin.

The developers touted 290 Coles as one of the largest private investments in SoHo West in recent years, while noting that it’s adjacent to the newly created Coles Street public park and offers convenient access to PATH, NJ Transit, NY Waterway and Hudson-Bergen Light Rail service at Hoboken Terminal. It is also just two blocks from a Citi Bike station and close to downtown Jersey City and Hoboken.

This project is the Albanese Organization’s second major residential development in Jersey City, following the successful delivery and lease-up of The Hendrix in the nearby Powerhouse Arts District. That building, a 46-story tower at 180 Morgan St., has brought 482 homes to the neighborhood while highlighting the firm’s design-forward, sustainable developments that include nation’s first gold- and platinum-certified multifamily high-rises under the U.S. Green Building Council’s Leadership in Energy and Environmental Design scale, in Battery Park City.
