Our experience developing many differing project types has given us an in-depth awareness of not only the building codes but also a keen understanding of construction costs, methods and materials. ON THE HORIZON
CPA Architecture has been actively involved with numerous Redevelopment plans throughout the State of New Jersey. These in need for redevelopment areas have seen tremendous growth. Spurred by the establishment of the Redevelopment zone, these areas have attracted significant outside and local investment. Some of these locations include Dover, Bound Brook, Belleville, Paterson, Bayonne and Teaneck. Presently, we are working on other redevelopment zones including Seaside Heights, Toms River, Red Bank, Matawan and others.
As we move forward, our project design approach must shift to account for the current financial conditions. Design and lifestyle trends must be enhanced and expanded to remain ever more competitive. Development moving forward will need to be more cost-conscious and consumer-savvy to survive the business environment we will be facing. To that end, CPA Architecture will be an unflinching partner through the process.
PROJECT SPOTLIGHT
CPA Architecture is currently involved in a new Mixed-Use multifamily project in Toms River, New Jersey. It is the very first project recently approved in its Downtown Core Rehabilitation Area. Located along Toms River Inlet, the new project site is 3.6 acres and will replace an existing Boathouse and on-grade parking lot with a new Mixed-Use Complex. The project will house 285 Residential units on two separate 8-story towers sitting on a 2-story parking podium. The unit types range from one- to three-bedroom Units, 16,000 square feet of Retail and on-site parking for 390 vehicles for the residents of the building, as well as retail patrons.
Abutting the development will be a new riverwalk connecting it to the downtown area. This walkway will have access to an open-air plaza with many outdoor amenities including dog runs, terraced seating areas and public facilities.
Many of the residential units will have outdoor balconies offering a clear view of the downtown and river views. Amenities provided include a fitness center, community room as well as an ample open-air terrace overlooking the river and pier and kiosks for seasonal uses. It is the desire of Toms River to have the project serve as a catalyst for the economic investment in the construction and expansion of the general downtown area.
