A major renovation is coming to a Roseland office building in conjunction with a newly announced, 109,000-square-foot lease by law firm Chiesa Shahinian & Giantomasi PC.
According to Cushman & Wakefield, which represented the practice, CSG will occupy the entire north building at the 220,000-square-foot complex known as 105 Eisenhower Parkway. The state’s third-largest law firm is moving to the property from its longtime home in West Orange, having signed a long-term lease with a New York-based investment group.
Gensler is leading the redesign on behalf of both ownership and the tenant.
“The custom design and build-out of the firm’s new state-of-the-art headquarters marks an exciting time for CSG Law, which has grown tremendously over the past few years,” said Jeffrey S. Chiesa, a member of the firm’s executive committee.
With 175 attorneys and more than $90 million in revenues, CSG Law ranks as the third-largest firm in New Jersey. Its future home in Roseland, which sits just off Interstate 280, will include branding and a newly renovated lobby, common area and façade.
C&W said the entry road and landscaping will also undergo renovations.
“This is a defining moment for the firm,” said Francis J. Giantomasi, a member of CSG’s executive committee. “We are celebrating our 50th anniversary while at the same time designing offices that will enable the next generation of lawyers to meet client needs in the future and continue the firm’s legacy.”
C&W’s Robert Donnelly and Raymond Trevisan represented CSG Law in the transaction, while David Simpson of Newmark represented ownership.
“CSG Law has seen explosive growth over the past five years and this new lease will give them room to continue their expansion,” said Donnelly, an executive vice chair with C&W.
Local officials welcomed news of CSG’s upcoming move.
“One of the most respected law firms in New Jersey, CSG Law is an economic engine, employing 300 people and serving as a corporate anchor in our community,” Essex County Executive Joseph N. DiVincenzo, Jr. said. “The firm has deep roots in Essex County, which it has called home for half a century. I am proud that when they were relocating their offices, they displayed their commitment to Essex County and chose to remain here.”
Roseland Mayor James R. Spango added: “The borough of Roseland is excited to welcome CSG Law back. There are many other municipalities in the area that CSG Law could have moved to, but we believe the firm chose to put its roots back in Roseland due to our outstanding location, access to major roadways and small town charm. Attracting and retaining businesses in Roseland directly attributes to our ability to keep property tax increases to a minimum. We congratulate the firm on its 50th anniversary and hope to have them continue as a member of the Roseland business community for at least the next 50 years.”
