Cushman & Wakefield has been tapped to market the 535,000-square-foot former Chubb Insurance headquarters in Warren, now one of the largest blocks of available space in New Jersey.
The 50-acre property, located at 15 Mountainview Road, became surplus space after Chubb was acquired by Switzerland-based insurer ACE Limited in 2015. The real estate services firm is now touting the availability as “an unparalleled opportunity for a single user seeking a superb, Class A building in one of New Jersey’s most desirable corporate corridors,” with a location just off Interstate 78.
Marc Rosenberg, Jon Williams, Shawn Straka and Jackie Madden of Cushman & Wakefield’s Morristown are leading the assignment.
“Somerset County’s central location and extensive transportation network have played an important role in its growth and development as New Jersey’s pharma and tech corridor,” Williams said in a prepared statement. “The immediate area is recognized as a premier location for businesses, with excellent schools, and a deep labor pool.
“With neighbors including Everest Re Group, Verizon, GlaxoSmithKline and DELL EMC Corporation, 15 Mountainview Road is the only available major headquarters campus in Central New Jersey.”
Straka added that the property has “strong ownership and available capital” for renovations.
C&W said 15 Mountainview Road offers a secure, park-like environment, surrounded by woods and landscaped grounds. Features of the main building and dedicated amenity center include a security kiosk, collaboration spaces, full-service cafeteria, Starbucks coffee bar, fitness center, conference facility, training center, 100-seat auditorium, among others.
The property also includes three back-up generators, a data center and federally licensed helistop, C&W said in a news release. Its location five minutes from the interchange of interstates 78 and 287 puts it 25 minutes from Newark Liberty International Airport and 45 minutes from New York City.
