An industrial building in Somerset County has hit the market for sale or lease, brokers with Cushman & Wakefield announced Thursday.
The property, located at 68 County Line Road in Branchburg, spans 90,000 square feet and offers the potential for expansion, the brokerage team said. That space includes 5,500 square feet of office build-out, 18- and 30-foot clear ceilings, four loading docks and one drive-in door, along with 40-foot-by-60-foot column spacing in most of the building.
C&W’s Charles Fern, Jason Barton and Stephen Shoemaker are leading the assignment at 68 County Line Road, touting the 7.5-acre property as an attractive choice for a user or investor seeking a prime infill site in northern New Jersey.
“This building sits just off Route 22 — a major regional thoroughfare — with easy access to interstates 78 and 287, near routes 202 and 206,” Fern said. “It benefits from proximity to the Port of New York and New Jersey and Newark Liberty International Airport. It also sits within a dense labor pool and offers two commuter rail stations within four miles.”
