The owners of a Florham Park office building have secured two new tenants, completing nearly 12,000 square feet of leasing activity in deals arranged by Cushman & Wakefield.
In the larger transaction, Carisk Partners Inc. is taking 7,006 square feet at the 228,350-square-foot property at 180 Park Ave. The specialty risk transfer and care coordination company, which operates in the workers’ compensation market, is leasing the space from a joint venture of Vision Properties and The Birch Group.
Cushman’s William O’Keefe, Courtney Brooke Rosenkrantz and Brian Decillis represented ownership in the deal, as they did in a 4,665-square-foot lease with an undisclosed insurance company.

In a news release, C&W said the three-story property has flexible floorplates and amenities such as a full-service cafeteria and coffee bar, a dining area, a conference center, a fitness studio, a tenant lounge and outdoor seating and walking trails. It also has on-site property management office.
The brokers are touting those offerings as they market several availabilities at the building, which is part of The Green at Florham Park campus and minutes from downtown Morristown. The site is also close to restaurants, hotels, parks, golf courses and retail options and provides tenants with immediate access to Route 24, with connections to interstates 287, 78 and 80 and Route 10.
