The owner of a two-building, 600,000-square-foot office property in Rutherford is welcoming two new tenants after a pair of long-term leases totaling nearly 35,000 square feet.
In the larger deal, Kumon North America will occupy 21,651 square feet on the 12th floor of what’s known as The Meadows at 201/301 Route 17 North, according to brokers with Cushman & Wakefield. The after-school tutoring company is joining the tenant roster alongside Northstar Travel Media, a travel information services, data, events and marketing solutions firm, which committed to 13,195 square feet on the 11th floor.
C&W’s Curtis Foster and Jerry Shifrin represented the landlord, American Landmark Properties, in both transactions.
“We successfully preleased this space six months prior to it becoming available to two large, great credit companies that we are thrilled to welcome to the building,” Foster said. “Both groups took advantage of the great existing conditions which allows for a best-in-class tenant experience.”
According to Cushman, the deals follow recent upgrades at The Meadows including the addition of a modern conference center, new lobbies, a renovated fitness center and a building cafeteria. The renovations have helped American Landmark capitalize on the site’s location at the intersection of routes 3 and 17, which allows for easy access to the surrounding hotel, retail and dining options, the New Jersey Turnpike and the Lincoln Tunnel.
“Ownership continues to invest heavily into the building to ensure maximum tenant experience, comfort and satisfaction,” Shifrin said.
