Denholtz Associates has launched a lobby renovation at a Somerset County office building that the development and investment firm acquired last year.
The project at 2 Executive Drive, a four-story, 83,258-square-foot building in the Somerset section of Franklin, calls for new carpets, paint, wall coverings, LED lighting, herculite glass door entrances and revamped elevator interiors, Denholtz said Tuesday. The work is slated for completion this spring.
“Although a sometimes-overlooked part of an office building, we recognize the importance of a modern, welcoming lobby in creating a space that will be attractive to both current and prospective tenants,” said Kristine B. Hurlbut, senior vice president of leasing at Denholtz Associates. “Through frequent renovations of our office holdings such as this, we have created in-demand locations amidst a crowded office market to enable us to acquire and retain tenants to ensure the continued success of our portfolio-wide, value-add, multitenant strategy.”
The property, also known as Somerset Executive Square II, is currently occupied by several tenants including anchor tenant Galaxe Solutions, Denholtz said in a news release. It sits on five acres directly adjacent to The Somerset Marriott Hotel and within walking distance of a major conference center and hotels, including the Radisson and Holiday Inn.
The location has direct access to Interstate 287 and easy access to routes 22, 202 and 206, along with Interstate 78, the New Jersey Turnpike and the Garden State Parkway. The building is also a short drive from retail and restaurants.
