Denholtz Properties has broken ground on more than 73,000 square feet of new industrial space in Bridgewater, in what will be the latest addition to a business park off Route 22.
The firm this week joined its project team to mark the start of construction at 1 West Chimney Rock Road, where plans call for 36-foot clear ceiling heights, 12 tailboards and one drive-in. It expects to complete the 73,429-square-foot facility next summer, citing continued demand for modern industrial space in the Somerset County market.
“The start of construction at North Park at Bridgewater underscores our ongoing commitment to unlocking value within our portfolio,” said Steven Denholtz, chairman of Red Bank-based Denholtz Properties. “This project will further enhance our Bridgewater Business Park portfolio and solidify its role as a key economic hub for Somerset County’s thriving business community.”
According to a news release, the project team for North Park includes brokerage firm Zimmel Associates, design firm Rotwein+Blake, Menlo Engineering, JT Engineering, BD Engineering and contractor G William Group. The firms are helping to guide the redevelopment of the eight-acre site, as Denholtz expands the existing 16-building, 380,000-square-foot flex industrial property.
The new facility will also benefit from entrances and exits on both Route 22 and Chimney Rock Road.

North Park at Bridgewater is the latest addition to the firm’s rapidly growing national 3.5 million-square-foot industrial portfolio in 2024. Earlier this year, Denholtz acquired the new two-building, 213,125-square-foot Clovis Crossing campus in San Marcos, Texas, as well as an 18-building, 723,734-square-foot flex industrial portfolio spread across Allentown and Bethlehem in Pennsylvania.
