Denholtz Properties has taken the wraps off more than 40,000 square feet of new warehouse space in Hamilton that it says will cater to small-bay industrial users.
The firm announced last week that it has tapped Fennelly Associates, which is based in the township, to oversee leasing at 800 Horizon Drive. It did so while noting that the single-story, 40,500-square-foot facility has 26-foot clear ceiling heights, heavy power and 15 drive-in dock doors, with a location that’s less than a quarter-mile from the junction of Interstate 195 and Route 130 and one mile from New Jersey Turnpike Exit 7A.
Fennelly Associates President Jerry Fennelly will oversee the assignment.
“Mercer County’s excellent accessibility and a workforce where over 50 percent have a college degree or higher make it an attractive industrial market for a diverse range of tenants,” Fennelly said. “Despite this, the area is underserved by flexible Class A small-bay multitenant warehouse units, such as the offerings at 800 Horizon. We’re enthusiastic about introducing this new product to the market and helping Denholtz Properties attract high-quality tenants looking for spaces between 2,750 to 40,000 square feet to its new building.”
The project, which provides users with easy access to the Philadelphia and New York City markets, is the latest addition to Denholtz’s portfolio of small-bay industrial buildings. The asset class has also become an area of growing focus for investors in the region.
The firm noted that 800 Horizon has 40,500 square feet that can be divided and has two spec units of 2,750 and 5,500 square feet for immediate occupancy.
