A dental practice has leased more than 2,200 square feet at a Paramus medical office building, under a deal arranged by NAI James E. Hanson.
Brokers with the firm represented ownership at 122 East Ridgewood Ave., a 15,000-square-foot property between the Garden State Parkway and Route 17, in the transaction with Paramus Dentist LLC. The provider is taking 2,224 square feet and will be part of what will soon be a growing health care corridor in Bergen County, the leasing team said, pointing to the 910,000-square-foot, 372-bed hospital that Valley Health System is building across the street.
NAI James E. Hanson’s Darren Lizzack and Randy Horning completed the deal on behalf of E. 122 Ridgewood Avenue Company LLC.
“Ongoing supply chain woes coupled with a 20 percent rise in construction costs over the last 18 months, have made it increasingly difficult to structure long-term leases that require costly buildouts, especially for practices in a startup phase,” Horning said. “However, our collaborative approach enables us to work closely with landlords and tenants like Paramus Dentist to craft leases that are mutually beneficial to both parties.
“We look forward to seeing Paramus Dentist open its new office and continuing to work closely with the northern New Jersey health care community to close deals in our complex market over the coming months.”
