PROJECT SPOTLIGHT
Joyce Kilmer Logistics Center – 701 Joyce Kilmer Ave., New Brunswick, NJ
Deugen Development, in partnership with Faropoint, broke ground in July 2025 on the Joyce Kilmer Logistics Center — a transformative 195,421-square-foot industrial project in New Brunswick. Located less than two miles from Route 1 and New Jersey Turnpike Exit 9, the development will replace outdated industrial buildings with two state-of-the-art, rear-loaded warehouse facilities featuring 36-foot clear heights and 32 loading positions. Backed by Faropoint’s data-driven acquisition strategy and Deugen’s deep local expertise, the project is designed to meet rising demand for modern logistics space in a supply-constrained submarket, with delivery anticipated in late 2026.
With features also including electric vehicle parking and modern office space, the project will provide flexible tenant suites ranging from 40,000 to 50,000 square feet, ideal for midsized users. Strategically located in New Jersey’s Exit 9 industrial corridor, the development offers prime access to the New Jersey Turnpike and Route 1, serving major consumer markets like New York City and Philadelphia.
This project reflects Deugen’s vertically integrated approach — leveraging its four generations of New Jersey construction expertise and design-build capabilities — to unlock value in high-demand industrial markets.
