The developer of a new luxury apartment complex in Bogota has signed more than 200 leases at the property, accounting for nearly 75 percent of its available homes.
The firm, PCD Development, recently debuted the final piece of the project’s first phase at 100 West Fort Lee Road, the site of what it calls The Atwater. The momentum follows the launch of leasing last fall, which has given way to strong velocity.
The newest section, which brought 107 units to market, includes one- and two-bedroom units with monthly rents starting in the $2,000s and available incentives. Immediate occupancy is available.
“The Atwater has been perfectly positioned to tap into the large pool of renters who still want modern homes located in a tranquil, suburban setting and great access to Bergen County’s business, dining and shopping epicenters, as well as the vibrancy of Manhattan,” says Jonathan Stein, founder and managing partner of PCD Development. “Renters are truly amazed that they can receive this type of amenity-rich, waterfront lifestyle minutes from Hackensack and Paramus and approximately five miles from the George Washington Bridge, which is reflected in our strong leasing numbers.”
The Marketing Directors is the property’s marketing and leasing agent. In a news release, the New Providence-based developer highlighted its more than 30,000 square feet of amenity spaces for residents, including a clubroom with billiards and a bar, a resident lounge with a fireplace and a high-end, 2,200-square-foot fitness center with Fitness-on-Demand and yoga studios.
The developer also recently opened a slate of outdoor spaces including a heated pool, a sun deck, cabanas, grills and an outdoor theater. Additionally, the property features a walkway along the Hackensack River, among other offerings.
“From the gorgeous pool, fire pits and barbeque stations to the luxury accommodations in The Atwater Club, this community provides a complete package of five-star amenities that’s a rare find in Bergen County’s rental market,” said Jacqueline Urgo, president of The Marketing Directors.
The Atwater’s 13-acre footprint allowed it to create a robust package of perks for tenants, Stein said. It also boasts a location just north of Interstate 80, providing quick access to Manhattan and the region’s vast highway network.
Upon completion, the complex of four- and five-story buildings will also include retail services, indoor bike storage, a dog wash station and a public dog park.
“We believe this is one of the most unique and special amenity offerings in the Bergen County market, creatively designed to take full advantage of our exceptional waterfront location,” Stein said. “We are thrilled our residents can now head outside and enjoy an active and vibrant community.”
