JMF Properties is taking the wraps off its new 212-unit luxury rental community in Plainfield, one of the latest projects to come to the rapidly changing city.
The developer on Tuesday announced that it has opened the leasing office at 1400 South Ave., the site of what is known as Quin Sleepy Hollow. Located between two NJ Transit rail stations, the property is hitting the market for what JMF describes as a sneak peek opportunity for its mix of one- and two-bedroom apartments.
Rents range from the high $1,700s for one-bedrooms to the high $2,900s for the largest corner two-bedroom layouts.

In a news release Tuesday, JMF said the apartments feature high-end finishes and appliances, with options for dens, private garage parking and resident storage. Meantime, Quin Sleepy Hollow is home to more than 10,000 square feet of indoor and outdoor amenities.
The property is less than a half-mile from Plainfield’s Netherwood train station and about a mile from another station in neighboring Fanwood, both of which serve NJ Transit’s Raritan Valley Line. Plainfield also benefits from a host of bus lines and easy access to Route 22, Interstate 78 and other highways.
“People choose to move to Plainfield for a variety of reasons,” said Jeff Spelman, owner of The Coffee Box, the specialty coffee shop located across the street from Quin Sleepy Hollow. “We have a great urban and suburban mix. The city is hip and exciting with its urban energy, but it also has that suburban charm. We have beautiful homes and people are doing a lot of work to restore them.

Amenities at Quin Sleepy Hollow include a resident lounge with billiards, library, a theater and screening room, business center and fitness center, among others, the news release said. Outside, the property offers a lounge with double-sided fireplace, courtyard seating area, grills and a bicycle library.
JMF also highlighted the walkable neighborhood shopping, dining and services in the surrounding neighborhood, along with Plainfield’s proximity to Fanwood, Scotch Plains, Westfield and Cranford.
