A development group has landed more than $169 million in financing for a project that will bring 477 new apartments and retail space to Jersey City’s growing West Side neighborhood.
The Toronto-based partnership, known as the West Side Square Development Fund, announced Wednesday that it has entered into a loan agreement through a nominee entity known as Avenir West Side Square LLC. The financing from Bravo Property Trust will support the project that’s now rising at the northwest corner of Broadway and West Side Avenue, less than a mile from the Journal Square Transportation Center, where the developers are eyeing a 2026 delivery for the collection of rental units ranging from studio to three-bedroom homes.
According to a news release, the maturity date is June 30, 2027, but West Side Square Development Fund has the option to request two six-month extensions, subject to the satisfaction of certain conditions under the loan agreement.
“Securing construction financing and finalizing our development management agreement bring us one step closer to realizing our ambitious vision for West Side Square,” said Raphael Mandelbaum, principal at LanTree Developments. “We are thrilled to celebrate our continued progress in bringing this transformative project to life and look forward to welcoming our first residents to the Journal Square neighborhood in 2026.”
The $169.3 million loan deal comes six months after a team involving LanTree Developments LP, Altree Developments Inc., Lanterra Developments Inc. and Westdale Construction Co. broke ground on the project, hailing it as a link between the burgeoning Journal Square and West Side neighborhoods. On Wednesday, the partnership also announced a development management agreement under which Lantree and Altree will perform management and supervisory services such as predevelopment, development and other construction services to be provided by a contractor and subcontractors.
MHS Architecture has designed the multibuilding project, which will redevelop a site that once housed Puccini’s restaurant, while Sordoni Construction Co. serves as general contractor. In addition to the project’s upscale apartments, designed by Childs Dreyfus Group, plans at West Side Square call for 9,814 square feet of ground-level retail space.
