A developer has taken a key step in a plan to build a new 26-unit apartment building in East Rutherford, according to a project team with Taylor Architecture & Design.
The firm announced recently that the borough’s zoning board gave unanimous approval last month to the proposal, which calls for a three-story building at 20-30 Willow St. That paves the way for a project that will bring market-rate and affordable housing to an area roughly a mile west of Route 17, following some modifications to the building’s height and footprint.
Taylor Architecture’s Italo Teixeria designed the structure, while the firm’s Stacy Mulrain presented the application. They noted that floorplans would range from studios to three-bedroom units, with four of the homes reserved for lower-income renters.
Each dwelling unit will be ADA adaptable, while building amenities include covered secured parking, a first-floor lobby, a rooftop amenity deck, bicycle storage and a fitness center.
“The design of the exterior of the building included an iron spot brick veneer at the first story, with a combination of stone and smooth fiber cement panels at the upper two stories,” Taylor Architecture wrote in a press release. “Open balconies also create depth at the building façade, while achieving a solid (and) void rhythm that continues around the perimeter of the building.”
The development team also included land use attorney Gary J. Cucchiara, civil engineer Richard Adelsohn of Frank Lehr & Associates, traffic engineer Justine Fox of Stonefield Engineering and professional planner William P. Stimmel of Stimmel Engineering.
