Family Dollar and Dollar Tree will occupy nearly 20,000 square feet at a standalone retail building in Middlesex County, in a newly announced deal by Levin Management Corp.
According to the firm, the combination store is backfilling a former Aldi supermarket space at 1620 Park Ave. in South Plainfield. LMC Senior Leasing Representative Vanessa Fernandez-Kelty arranged the long-term, 19,500-square-foot lease on behalf of ownership, while Danielle Brunelli of R.J. Brunelli & Co. represented the tenant.
“This property’s demographics, including a residential population of 135,000 people within a three-mile radius, along with its accessibility and visibility created an ideal leasing scenario,” Fernandez-Kelty said. “Dollar Tree has had significant early success with this new combo-store format and targeted this desirable market for expansion. We are pleased to meet its needs at 1620 Park Avenue, which will have a whole new look and feel when the store opens.”
The combination store format merges the Dollar Tree and Family Dollar brands under one roof, leveraging the strengths of both by bringing a multi-price assortment to shoppers, according to a news release. Combo stores stock traditional Dollar Tree merchandise such as party items, school supplies, greeting cards and seasonal decorations, along with a Family Dollar selection of frozen and refrigerated food, pantry goods, beauty products, household supplies and clothing, among other items.
Its new location on Park Avenue sits on just over two acres in a densely populated Middlesex County community, LMC said. About 30,000 vehicles pass the property each day, while the immediate neighborhood is home to well-known retailers such as ShopRite, CVS, Dunkin and Burger King.
