Developer Milton Fantin has debuted a collection of nearly 300 luxury apartments and amenities in Jersey City’s resurgent Journal Square section.
Known as Overlook Flats, the property at 32 Oakland Ave. is among the latest to open in the blocks surrounding the Journal Square PATH Station, offering a mix of homes ranging from studios to three-bedroom rentals. Leasing is now underway at the 16-story, 297-unit building, where net-effective monthly rents start from around $2,600.
Fantin has tapped The Marketing Directors as its leasing agent. Initial occupancy is scheduled for this fall.
“Journal Square is experiencing a remarkable revival as a thriving residential, cultural and lifestyle hub, and we’re excited to introduce this upscale property to a market that is redefining itself,” said Igor Fantin, business manager at Urban Property Managers, the in-house property management arm of the Fantin companies. “As its name suggests, Overlook Flats offers elevated views that not only overlook the Jersey City and New York City skylines, but also bear witness to the rich and vibrant setting of Journal Square. Nestled amidst a burgeoning cultural and culinary scene, and with its contemporary amenities and prime location near the PATH station, Overlook Flats encapsulates the essence of modern urban living and the re-energized spirit of its Journal Square neighborhood.”
Designed by Michels & Waldron, with interiors by Builders Design, Overlook Flats has a rooftop amenity deck with a pool and hot tub, chaise lounges, grilling areas and other features, while a second landscaped terrace provides firepits, additional picnic areas, a bocce ball court and a pet playground, according to a news release. The property also has a lobby with a double-height lounge and sculptural floating staircase, along with indoor amenities such as co-working spaces, a children’s playroom with a parent’s den, golf simulator and a modern fitness and training center with interactive equipment for on-demand workouts.
“Residents are afforded the opportunity to personalize their living spaces on a first-come first-served basis, with select homes offering two different stunning color palettes for their kitchens and bathrooms, adding an additional layer of allure to the overall living experience,” said Jacqueline Urgo, president of The Marketing Directors.
Landscape architect Melillo|Bauer|Carman designed the outdoor areas, the news release said. Overlook Flats, which has been designed to achieve certification on the U.S. Green Building Council’s Leadership in Energy and Environmental Design Scale, also has a project team that includes JT Engineering as the structural engineer and KEA Engineers as the MEP engineer.
