A fitness equipment company has leased more than 43,000 square feet of industrial space in Cranbury, in the largest of three interconnected deals arranged by Bussel Realty Corp.
The tenant, Commercial Fitness Concepts, is expanding to 115 Melrich Road to support its strong growth over the past two years, according to the brokerage team. It’s relocating from Carteret after vacating 19,276 square feet at 1001 Roosevelt Ave., paving the way for Earth Relocation Services to sublease the space and move from a smaller unit in the same building.
BRC Senior Vice President Jordan Metz and Sales Associate Benito Abbate represented the tenants in both transactions and the landlord in Carteret, Seagis Property Group. In the third deal, Victory Home Remodeling will take over the roughly 10,000 square feet at 1001 Roosevelt that was vacated by Earth Relocation Services, with Cushman & Wakefield representing the tenant.

Commercial Fitness Concepts will occupy 43,300 square feet at 115 Melrich Road, a 123,050-square-foot building near Route 130 and Exit 8A of the New Jersey Turnpike, the news release said. The property has 17,600 square feet of office space, 36-foot clear ceiling heights, six tailboards, one drive-in door and 50 surface parking spaces.
Earth Relocation Services, meantime, will expand its footprint within the 93,286-square-foot building in Carteret, which is near the New Jersey Turnpike, Route 1&9, Port Newark-Elizabeth and Newark Liberty International Airport, BRC said. The property has 17 tailboards and three drive-in doors, 15-foot ceiling heights and 40 surface spaces.
