A joint venture has hired The Garibaldi Group as its leasing team at a nearly 230,000-square-foot office campus just outside downtown Morristown.
In a news release, the brokerage firm said it will work on behalf of Vision Properties and The Birch Group to market the portfolio at 350 and 360 Mount Kemble Ave. in Morris Township. The Garibaldi Group CEO Jeff Garibaldi, directors Jackie Madden and Brian Cass and Associate Broker Bojan Nastoski are leading the assignment at the buildings, which the owners have renovated and upgraded since acquiring them in 2018.
The campus is currently more than 80 percent occupied to a roster of technology, finance, legal and professional services firms, including Coughlin Duffy LLP, Avaya, NFTP and Grünenthal USA.
“This ownership group sets itself apart by its understanding of the tenant experience,” Madden said. “Perhaps even more important, they understand ‘the moment’ we are in, especially from the tenant’s perspective, and they make it clear they are ready and willing to accommodate whatever future needs may arise.”
Recent improvements at the complex include an expanded full-service café, renovated lobbies and an upgraded fitness center with multiple Peloton bikes for tenants to use, the news release said. The buildings also have covered parking with solar panels, an on-site conferencing center and 24-hour secure access with walking paths surrounding a fully landscaped campus with covered outdoor collaboration space and gathering areas.
Ownership is planning additional upgrades over the next three years and beyond, Garibaldi said.

In announcing the assignment, Garibaldi noted that it also serves as the exclusive leasing broker for the joint venture’s 228,000-square-foot office building at 180 Park Ave. in Florham Park, part of the well-known campus known as The Green at Florham Park.
