A private investor has purchased a nearly 9,000-square-foot industrial building in Carlstadt for $2.7 million, brokers with Marcus & Millichap announced Monday.
Christopher Kallensee and John A. Sala, investment specialists in the firm’s New Jersey office, said they represented an owner-occupier in its sale of 435 Meadow Lane. They also represented the buyer, noting that the 8,700-square-foot property was renovated in 2019 and previously served as a bakery, but was delivered vacant at sale.
This building sits on a half-acre parcel about two miles north of Route 3. According to a news release, the structure was sold as is and includes a new roof, HVAC system and windows, along with six walk-in refrigeration units, a loading dock and 12-foot ceiling heights.
“The location has become a choice destination within proximity to highways, airports and nearby New York City,” Marcus said in a prepared statement. “With excellent demographics, (Carlstadt) is located next to the Meadowlands industrial district, an area that has established itself as one of the country’s prominent distribution hubs.”
