Renters have snapped up more than 400 homes at a newly opened, 507-unit apartment tower in downtown Jersey City, the building’s developers announced Monday.
Kushner Real Estate Group and its partner, Northwestern Mutual, touted the milestone only three months after the launch of leasing at 351 Marin Blvd. Traffic at the 38-story building soared through the holiday season, they said, citing its location near the Grove Street PATH station and the dining, culture and nightlife options in the city’s Powerhouse Arts District.
Monthly rents at the mix of studio, one-bedroom and two-bedroom units start from $2,970, with incentives. KRE has tapped The Marketing Directors as the building’s leasing team.
“Achieving this level of leasing velocity is a testament to the enormous appeal of 351 Marin, its location and the overall lifestyle offering available here,” said Jonathan Kushner, president of KRE Group. “It also speaks to the current mindset of residents amidst the ongoing COVID landscape who are no longer leaving city settings, but are once again embracing the convenience, culture, nightlife and energy of downtown Jersey City.”
Designed by Hollwich Kushner and HLW Architects, 351 Marin features a distinctively angled base and a corresponding geometric crown overlooking a landscaped, 4,500-square-foot plaza and freestanding pavilion, according to a news release. Amenities at the building include a 37th-floor lounge with co-working spaces, banquette seating and an outdoor, landscaped patio with a tiered theater and views of the Manhattan and Jersey City skylines, along with a 24-hour fitness center, an entertainment kitchen, and a movie and screening area.
Plans also include a street-level café along Marin Boulevard, KRE said.
“The demand for a comprehensive offering of smartly designed living spaces and thoughtful amenities inside and out is soaring, and 351 Marin delivers in every respect,” said Jacqueline Urgo, president of The Marketing Directors. “The leasing velocity we’re experiencing here is at pre-COVID levels as residents are clamoring for an elevated lifestyle experience in a dynamic, well-connected neighborhood.”
