The developers of a new 199-unit luxury apartment building in Jersey City have all but leased up the property and its 10,000 square feet of street-level retail space, the firms announced.
Located at 26 University Place Blvd., in the city’s West Side neighborhood, the building opened its doors last spring under a project by The Hampshire Cos., Claremont Development and Circle Squared Alternative Investments. The investment team has welcomed both residents and businesses since then, most recently drawing BK Lobster and Qua Creative Arts Center as commercial tenants.
On Thursday, they announced they were approaching 100 percent occupancy across both components of what’s known as Rivet 26, part of the master-planned University Place neighborhood built in concert with New Jersey City University.
“The success of University Place continues to highlight the limitless potential of collaborative real estate investment to create in-demand spaces for residents and businesses alike,” said James E. Hanson II, CEO and president of The Hampshire Cos. “We look forward to building upon this success with our project partners as we continue to bring our vision to life for Jersey City’s most exciting new neighborhood.”
Rivet 26, which includes studio, one-bedroom and two-bedroom floorplans, is one of eight buildings slated for the University Place district. Next door is Rivet, a 163-unit sister property completed by the developers in 2019, which also has 9,500 square feet of ground-floor retail space housing Five Guys, Carvel, University Place Pharmacy and others.
Residents of both buildings have access to 75,000 square feet of shared amenity space, Hampshire said. They also benefit from a location one-third of a mile from Hudson-Bergen Light Rail service, which provides access to the Hackensack River waterfront and Hoboken and the opportunity to transfer to the PATH train.
RHO Residential provides property management services for Rivet 26.
