J&L Cos. has unveiled a series of features at its new 403-unit luxury apartment building in Newark that it says will promote a healthier, more eco-friendly environment for residents while amplifying a citywide push for sustainability.
The developer, which recently launched leasing at 55 Union St., is highlighting green design elements such as a cutting-edge recycling system that captures stormwater on the roof, filters it using UV radiation to eliminate bacteria and repurposes it for irrigation throughout the property, according to the firm. By doing so, it significantly reduces water consumption and minimizes the impact of rainwater on the streets.
The project known as Fifty-Five Union, located in Newark’s renowned Ironbound section, also boasts a living green wall in the lobby, a sustainable green roof, energy-efficient LED lighting throughout the property and Energy Star-rated appliances in each unit, J&L said. Other features include electric vehicle charging stations, energy recovery ventilation, hybrid heat pumps and a regenerative power elevator system.
“We designed this property to support the physical, mental and social well-being of our residents, aiming to enrich their lives and enhance their overall experience,” said Gabriel Lopez, a vice president with J&L. “55 Union introduces a future-ready, green-infused urban residential environment, setting a higher standard for positively influencing health and wellness through thoughtful and sustainable design in Newark.”
The firm last week noted that the project aligns with the city of Newark’s Sustainability Action Plan. That also dovetails with features such as access to open space within an urban setting, including more than 20,000 square feet of outdoor area such as a landscaped rooftop garden and entertainment area, a central courtyard and an outdoor public plaza that will be activated throughout the year to promote community connection.
J&L is actively pursuing what’s known as Fitwel certification, a prestigious recognition originally created by the U.S. Centers for Disease Control and Prevention and the General Services Administration, according to a news release. The third-party certification is now granted by The Center for Active Design and acknowledges buildings that prioritize the health and wellness of occupants, with focuses on ample natural light, access to outdoor spaces, fitness facilities, enhanced indoor air quality, thermal and acoustic comfort and walkability.
Minno & Wasko Architects and Planners designed the 12-story property, with Sordoni Construction Co. serving as its general contractor. The team responsible for integrating the advanced green technologies also includes MEP engineer VanPraet/Weisgerber Turnkey Engineering, landscape designer Arterial, Kelly Mac Interiorscapes, A&L Landscaping and Greenspot, while notable subcontractors involved with the MEP installations include Haddad Plumbing, Air Group, Schindler Elevator Corp. and MDC Electrical.
J&L announced in mid-May that leasing was underway at Fifty-Five Union, a collection of studio, one-bedroom and two-bedroom homes just steps from Newark Penn Station, downtown Newark’s entertainment landmarks and the Ironbound’s Ferry Street corridor. The property also includes 3,078 square feet of ground-floor retail space.
