A shopping center on Route 10 in Denville has reached full occupancy after commitments by four new tenants, brokers with JLL announced Wednesday.
In the largest among them, Phenix Salon Suites leased 4,500 square feet at the 73,239-square-foot Denville Commons. The fast-growing salon rental concept is slated to open this summer, offering an opportunity for salon and lifestyle professionals to have their own suite within a larger, well-located salon.
JLL Managing Director David Townes and Vice President Alana Friedman serve as the leasing team for the property at 3130 Route 10, representing Adoni Property Group. The firm also represents Phenix Salon Suites, a franchise retailer based in Encinitas, California, in the New York metropolitan area.
Townes and Friedman also represented ownership in a 3,140-square-foot lease at Denville Commons with American Family Care, the national provider of urgent care, accessible primary care and occupational medicine. In the other two deals, Health Mate Hot Tubs and Tropical Smoothie Café leased 2,250 square feet and 1,373 square feet, respectively.
Commercial Retail Associates Director Alicea Santella represented AFC, while Silbert Realty & Management Co. Inc. CEO and President Brian Silbert represented Health Mate. Dina Santarelli of Sabre Real Estate represented Tropical Smoothie Café.

The newest businesses join existing tenants such as JAG-ONE Physical Therapy, Jersey Mike’s and X Golf.

JLL noted that Denville Commons, which was built in 1991, has parking for 367 vehicles. It is surrounded by a population of more than 380,000 with an area median income of $113,000, while some 47,000 vehicles pass the property every day.
