Phenix Salon Suites has added a 9,000-square-foot location at an East Brunswick shopping center, in one of three newly announced deals by JLL.
The fast-growing concept, which is based in Encinitas, California, has signed a 10-year commitment at Midstate Mall at 300 Route 18. JLL Managing Director David Townes and Vice President Alana Friedman represented Phenix, while Pat Delaney of Jeffery Realty represented the landlord, Acadia Realty Trust.
Townes and Friedman, the exclusive leasing agents in the New York metropolitan area for the salon suite rental franchise, also inked a 10-year, 7,832-square-foot lease at Broadway Plaza at 171 West 230th St. in the Bronx, according to a news release. Phenix Salon Suites will open at the two-story, 133,000-square-foot retail development anchored by Best Buy, TJ Maxx and Aldi Supermarket, where RIPCO Real Estate’s Ben Weiner and Jeffrey Howard represented Regency Centers as the agency team.
In Upstate Newburgh, New York, Phenix signed a 15-year, 6,000-square-foot lease at Mid Valley Mall at 39-47 North Plank Road, JLL said. Townes and Friedman represented the franchise in the deal at the single-story outdoor shopping center, which is anchored by Market 32 and Planet Fitness, Citi-Trends and Dollar Tree, while John Kostyo of DLC Management represented the owner in-house.
JLL noted that the transactions are part of Phenix’s strategic expansion in the Northeast, where the company continues to seek prime locations. The brand is also eyeing an international campaign to develop its network in the United Kingdom, Ireland, Sweden and Canada, with 85 locations planned across the markets.
“Phenix Salon Suites continues to disrupt the traditional salon business with a distinctive co-working concept for entrepreneurial beauty, health and wellness professionals,” Townes said. “The New York metropolitan area is a tremendous market for the company and we look forward to supporting its continued expansion efforts in other prime locations.”
