The owner of a 120,528-square-foot office building in Warren has hired JLL to oversee leasing at the property, the commercial real estate services firm said Tuesday.
American Equity Partners LLC picked JLL for the exclusive assignment as it prepares to launch a series of renovations at Independence Place, located at 10 Independence Blvd. within the Somerset Hills Corporate Center. The JLL team overseeing the leasing assignment includes Craig Eisenhardt and Robert Ryan, senior vice presidents, and Jason Benson, associate, all of whom will be marketing about 70,000 square feet of available space at the property.
They will work closely with David Elkouby, partner with American Equity Partners.
“We are excited about the opportunity to work with American Equity Partners as it transforms the building into a modern workplace for New Jersey’s corporate workforce,” Eisenhardt said in a prepared statement. “Close to Exit 33 off Interstate 78, the space is easily assessable and is close to local amenities, Newark Liberty International Airport, New York and the submarket’s large, diverse labor pool.”
The four-story Independence Place was constructed in 1988, according to a news release from JLL. The roof was replaced in 2016 and American Equity Partners has launched a substantial capital improvement program for the building that includes a new lobby and restrooms, plus upgraded common areas and elevators.
The work will commence in June and is slated for completion by September.
The remaining space includes the entire third and fourth floors, which total 64,000 square feet, and two smaller spaces totaling 7,000 square feet on the first floor, JLL said. The building can accommodate space requirements as small as 2,000 square feet.
The property offers direct access to a four-way interchange at Interstate 78 and is close to Interstate 287, the news release said. It features ample surface parking, a café and on-site banking, with walkable access to several hotels and a variety of shops and restaurants.
