JMF Properties has surpassed the 50 percent leased milestone at a 114-unit luxury apartment complex in Plainfield, the first of two phases in what it describes as an emerging transit village.
Located at 1400 South Ave., the complex known as Quin Sleepy Hollow opened last fall, offering units starting in the low $1,800s and a host of upscale amenities. The developer announced the milestone recently, with construction underway on a 98-unit second phase.

In a news release, JMF noted that Quin is located between two train stations on NJ Transit’s Raritan Valley line, representing a key draw for developers, renters and businesses. The firm has sought to tap into that demand by offering a complex with large floorplans, high-end interiors and more than 10,000 square feet of indoor and outdoor amenity space.
Those offerings include a resident lounge with billiards, library, a theater and screening room, a business center, and a fitness center, among others. Quin Sleepy Hollow also offers den options, private garage parking, additional resident storage and private outdoor space.
“There was a tremendous buzz surrounding this community before it even opened,” Forgione added. “Since then, the response from renters has certainly backed up the hype. We are beyond humbled and look forward to offering this one-of-a-kind lifestyle experience to even more new residents as we approach full occupancy.”
JMF also highlighted the walkable shopping, dining and services in the surrounding neighborhood, along with Plainfield’s proximity to Fanwood, Scotch Plains, Westfield and Cranford. Residents of Quin Sleepy Hollow have a number of transportation options available to them, including the Netherwood and Fanwood train stations, along with easy highway access and nine bus routes offering trips to notable destinations in the region.
