A warehouse and manufacturing building in Hunterdon County has changed hands for nearly $4 million, in a transaction arranged by The Kislak Co. Inc.
Peter Wisniewski, an executive vice president with the brokerage firm, represented Palumbo Realty LLC in its sale of the 44,300-square-foot property at 27 Ridge Road in the Whitehouse Station section of Readington. A buyer listed as 27 Ridge Road LLC paid $3.9 million for the facility, which is zoned for research, office or manufacturing.
“The property was in contract only three days after Kislak listed it, and the speed at which it sold is consistent with the continuing surge in demand for available industrial properties in New Jersey,” Wisniewski said. “Demand drivers include the historic rise in e-commerce sales triggered by the pandemic and the insatiable need for additional warehouse space.”
In a news release, Kislak said the property sits on 13.1 acres with on-site parking for 40 cars. The building, which is a quarter-mile south of Route 22, offers tailgate and drive-in loading and will soon have expanded office space after a renovation.
The Nicholson Corp., a regional commercial construction company, will use the building as its headquarters. The location provides users with a 10-minute drive to Interstate 78 and easy access to routes 202 and 206 and Interstate 287.
