Kushner Real Estate Group has delivered the latest project in its portfolio of modern garden apartments, unveiling a 239-unit property at a well-known site in East Hanover.
The developer on Monday said leasing is underway at what it calls Valley View Park, which comprises five midrise buildings just off Deforest Avenue. With occupancy immediately available, the firm has all but completed its redevelopment of part of a former Mondelez International Inc. site less than a mile from Route 10.
Monthly rental rates start from the $2,700s, KRE said, as it markets the collection of luxury one- and two-bedroom homes with three-bedroom units available in select buildings. Residents will have access to a central clubhouse, which is currently under construction.
“We are pleased to announce the launch of leasing at Valley View Park, a truly exceptional community of upscale residences and modern amenities in a desirable Morris County location,” said Jonathan Kushner, President of KRE Group. “Valley View Park introduces a new housing type to the area, one that we believe will be incredibly popular with today’s sophisticated suburban renter.”
Designed by Minno & Wasko Architects and Planners, with interiors by Major Architects and design architecture by Handel Architects and Major Architects, Valley View Park is named for a historic golf course that occupied the property from 1937 to 1973. Bohler, meantime, provided site civil engineering design and permitting for the project, while the firm’s planning, landscape architecture and design team designed the outdoor amenities.
KRE on Monday also touted amenities that will include a great room, a leasable party room with a fireplace, a fitness center and a children’s playroom, among other amenities. The site also has outdoor spaces such as a swimming pool, a covered loggia with an outdoor fireplace, a three-season relaxation area and a community walking trail that overlooks the surrounding landscape.
“We really leaned into the special natural beauty of the property when planning this community, with careful siting of the buildings and the preservation of old-growth trees,” said Marc Kushner, chief design officer of KRE Group. “We added a lookout at the highest point of the property with unparalleled views of beautiful rolling hills. All of the buildings face a central amenity green with features such as an outdoor movie theater, pool, yoga area, garden plots, tot lot and outdoor TVs that bring residents together, promote an active lifestyle, and provide a sense of place.”
Valley View Park is part of KRE Group’s of more than a dozen garden-style rental communities across the tristate area, providing renters with a suburban location with access to highways such as Interstate 280 and Route 10. The growing segment of properties has complemented its high-profile projects in more urban submarkets, including the 1,838-unit Journal Squared development in Jersey City.
