Larken Associates has lured a new tenant to a Flemington industrial park, leasing more than 32,000 square feet to a company that specializes in aftermarket wheels for vehicles.
According to the landlord, the deal with Vision Wheel Inc. brings the property at 115 River Road to full occupancy. The tenant, which supplies, manufactures and distributes custom wheels and tires for cars, trucks, Jeeps, trailers, cargo vans, ATVs, UTVs and golf carts, plans to use its new space to support distribution needs across its seven other locations throughout the United States and Canada.
Rob Marek of Raider Realty, Larken Associates’ in-house brokerage unit, represented the firm in the 32,456-square-foot transaction.
“As we’ve looked to execute our plans for strategic expansion, our team considered countless spaces throughout the region,” said Jerry Marafioti, Northeast regional sales manager at Vision Wheel. “When we found Flemington Junction Business Center, we recognized it was the best space available to us and checked all the boxes in terms of overall quality and convenience. We are excited to become a part of the local business community and grow our relationship with Larken Associates in the coming years.”
Flemington Junction Business Center is also home to tenants such as Fjords USA, a leading Norwegian furniture manufacturer with more than 70 years of expertise, as well as Pedowitz Machinery Movers, a heavy equipment trucking and rigging company based on Long Island. Other tenants include WOW Entertainment, a supplier of games and arcade attractions, and World Line Cargo, an international parcels shipping company.
“This milestone highlights Hunterdon County’s continued emergence as a highly sought-after location for businesses looking to grow their presence in the Northeast region,” said Marek, an executive vice president with Raider Realty. “We are proud to provide Vision Wheel and many other prestigious companies with the space they need to achieve their respective business goals.”
Sitting on 29 acres, Flemington Junction Business Center is a four-building, 150,000-square-foot flex industrial park just off Route 31, the news release said. Each building has 32-foot clear ceiling heights, 50- by 50-foot column spacing, heavy power, LED warehouse lighting, dedicated loading docks or drive-ins and separate utilities and entrances for each tenant, while users have easy access to routes 22 and 202 and Interstate 78.
Larken recently broke ground on Flemington Junction Business Center II, a 50,000-square-foot warehouse at 20 Minneakoning Road in Flemington. It’s now preleasing the facility, which it expects to deliver later this year.
